Ridge tiles sit at the very top of the roof, exposed on both sides to everything the Lancashire weather throws at them. They're the last line of defence at the roof's highest point — and they're bedded in mortar that has a finite lifespan. On most Lancaster properties built before 1990, that mortar lifespan has already expired.

The problem is that failing ridge tiles are often invisible from street level until one actually moves or falls. Here are five signs you can check yourself — from ground level or your loft — that indicate your ridge tiles need attention.

1. Mortar Debris in Your Gutters

This is the most consistent early indicator. Mortar from ageing ridge tile beds crumbles gradually before it fails completely. The fragments wash down the roof slope in rain and collect in the gutters. If you clean your gutters and find a consistent fine grey grit mixed with tile dust, it is almost certainly eroded ridge tile bedding rather than anything falling from the sky.

On Lancaster's 1960s–70s concrete tile estates — Ryelands, Moorlands and similar — we find this debris in gutters on almost every property we inspect that hasn't had ridge work done. The sand-and-cement mortar used in that era was mixed on site with no additives and degrades at a fairly predictable rate. If your property is from this period and you've never had the ridge seen to, check the gutters after the next heavy rain.

2. Visible Gaps or Cracks in the Bedding Line

Modern practice under current standards favours mechanically fixed dry-ridge systems, as mortar-only bedding is no longer compliant for new ridge work.

If you have a first-floor window or dormer that gives you a sight line along the ridge, look carefully at the line where the ridge tiles meet the main roof tiles on either side. The mortar bedding should be continuous, flush and uncracked. Any visible gaps — even hairline cracks that run along the length of the joint — indicate that the mortar has dried, shrunk and begun to separate from the tile surface. Water tracking into those cracks during a freeze will expand it significantly.

Binoculars or a zoom lens

You don't need to get on the roof. A decent set of binoculars or the zoom on a smartphone camera will give you a clear view of the ridge bedding from ground level on most Lancaster terraces and semis.

3. Ridge Tiles That Rock or Rattle

If you can access a loft hatch and get your head into the loft space, listen during windy conditions. A properly bedded ridge line is completely silent. Any low knocking, tapping or rattling from the ridge area during wind gusts is the sound of tiles that have lost their mortar bond and are moving with the wind. In a bad storm, those tiles can displace entirely.

This is particularly common on the hip ridges of Lancaster's 1960s–70s detached properties. Hip ridge tiles are more exposed than main ridge tiles and the bedding fails at the mitre joints first — these are structurally the most vulnerable sections and generate the most tile movement before outright failure.

4. Water Stains at the Top of the Loft Space

Check your loft insulation and the underside of the ridge board after heavy rain. Staining, damp patches or actual water tracks on the rafters immediately below the ridge line point to bedding failure allowing water ingress at the highest point of the roof. By the time this is visible from inside the loft, the ridge has been leaking for some time — the first water usually disappears into insulation or evaporates before it's noticed.

On Victorian properties in Bowerham and Bulk where there is no sarking felt, water from a failed ridge goes directly onto the ceiling plaster below. We've attended properties where the homeowner assumed they had a burst pipe, only to find the source was the ridge line directly above.

5. Displaced or Missing Ridge Tiles After a Storm

This is the most obvious sign — but by the time it happens, the bedding failure has usually been developing for years. A ridge tile doesn't blow off in a storm because the storm was exceptional. It blows off because the mortar bond had already degraded to the point where the tile was being held in place by gravity and friction alone. A moderate gust is enough to dislodge a tile that has been waiting to go.

If you lose a ridge tile after a storm in Lancaster, treat it as a warning that the adjacent tiles are in a similar state. Don't replace one tile and ignore the rest — the whole ridge line needs assessing.
