Welsh slate is one of the most durable natural roofing materials ever quarried. On a well-maintained roof in a dry climate, a Penrhyn or Ffestiniog blue-grey slate can genuinely last 150 years or more. The rooflines of central Lancaster are proof of this — the Victorian and Edwardian terraces of Bowerham, Bulk and Skerton were slated in the 1880s to 1910s, and many of those original slates are still sound today.

But the slates themselves are rarely the problem. What fails in Lancashire is the fixing.

The Real Issue: Nail Fatigue

When Victorian roofers laid Welsh slate, they fixed each slate with two iron nails driven through holes at the top of the slate into the underlying timber batten. Iron nails were universal in the 19th century — stainless steel did not exist as a roofing material, and copper nails were used only by those who understood their importance and were willing to pay the premium.

Iron corrodes. In Lancashire's sustained damp climate — 1,100mm or more of rainfall annually, long overcast winters, and the high humidity of the Lune Valley — the process is measurably faster than in drier parts of the UK. After 80 to 100 years, those iron nails have typically corroded to the point where they can no longer hold the weight of the slate. The slate itself is perfectly intact. The fixing has failed. The result is a slate that sits correctly in position until a gust of wind or a hard frost gives it the extra encouragement to slide out and fall.

This is what roofers call nail sickness, and it is the single most common roofing issue on pre-1950 properties across Lancaster.

The key test

If you can push a finger under the lower edge of a slate and feel it move or rock, the nail fixings have failed. A sound slate fixed with sound nails will not move at all when pressed from below.

When nail sickness is widespread across a roof, slates begin to creep downward. You may notice one or two displaced or missing, but the structural problem is often far more extensive than the visible symptom. A single slipped slate on an otherwise compromised roof usually means dozens more are on the edge of failure.

The consequences go beyond weather penetration. When slates slip and create gaps, driving rain and wind work moisture into the sarking felt beneath. Victorian-era roofs often have no felt at all, or have thin bitumen-impregnated paper that was never designed for more than 30 years of service. Once the slate layer is compromised, the secondary barrier fails quickly in Lancaster's rainfall, and water reaches the roof timbers. Wet timber rots. Rot spreads along rafters and ridge boards faster than most homeowners expect.

So How Long Should You Expect a Welsh Slate Roof to Last?

Re-Slating vs Full Replacement

When nail sickness is the diagnosis and the slates themselves are sound, the correct solution is a strip and re-slate using the original slates with new copper or stainless fixings, new breathable sarking felt, and new ridge tile bedding. This preserves the character and material of the original roof while replacing every component that could fail.

This is both the ecologically better option — natural slate has a very low embodied carbon compared to manufactured tiles — and the most appropriate solution for period properties in Lancaster's conservation areas around the Castle and St George's Quay, where material matching may be a planning requirement.

Full replacement with concrete or clay tiles is appropriate where the original slates are significantly degraded, have widespread lamination or breakage, or where the cost difference justifies a change in material.
