The most common answer given by gutter cleaning companies is "once a year." That's a reasonable answer for somewhere like Cambridge or Bristol. For Lancaster, it's not enough.
With over 1,100mm of annual rainfall and the mature street tree canopy that characterises Bowerham, Scotforth and Greaves, Lancaster gutters accumulate blockage material faster than almost anywhere in England. The consequences of blocked gutters here are more severe too — when a gutter overflows in sustained heavy rain, the water doesn't just miss the downpipe. It runs down the face of the wall, saturates pointing, penetrates window frames and, over time, drives damp into the internal wall structure.
The Minimum: Twice a Year
For a standard Lancaster property with reasonable sun exposure and no overhanging trees, twice-yearly cleaning is the minimum we recommend — once in November or early December after the main leaf fall, and once in April to clear the winter accumulation of moss fragments, pollen and silt. This schedule catches the two biggest annual inputs before they compact into the gutter profile and obstruct the flow path to the downpipe.
Three Times a Year: The Honest Recommendation for Most Lancaster Properties
The Lancaster area receives around 1,100mm of rainfall annually, well above the England average of roughly 830mm, increasing the load on roof drainage.

If your property is beneath or adjacent to any of the following, twice a year is not enough:
- Horse chestnut trees (large leaf area, leaf fall concentrated over a very short period in October)
- Lime trees (sticky honeydew deposit from aphids compounds leaf blockage with an adhesive layer)
- Oak trees (leaves and acorn debris, with secondary moss growth on accumulated tannin-rich debris)
- Any tree overhanging or within 5 metres of the roof slope
For these properties, a third clean in late August or early September — before the main autumn leaf fall — clears the summer pollen, moss fragments and silt accumulation that would otherwise combine with the autumn leaf fall to create a compacted blockage during the first October storms.
What Happens When Lancaster Gutters Block
The immediate effect is overflow — water runs over the front face of the gutter rather than along it to the downpipe. In a 30mm per hour rain event (not uncommon in Lancaster), a blocked gutter will overflow continuously for the duration of the rain. The water runs down the wall face.
The secondary effect is what costs money. In Lancaster's Victorian terraces, the external walls are solid brick or stone with lime mortar pointing. That pointing is permeable by design. Sustained water running down the external face works into the pointing, saturates the wall leaf, and eventually manifests as damp on the internal face of the wall — typically at ceiling level first, then progressively lower as the saturation front moves down the wall. The connection between blocked gutters and interior damp is rarely obvious to the homeowner and is frequently misdiagnosed as rising damp, which attracts expensive and often unnecessary treatment.
The tertiary effect affects the roof. Blocked gutters cause water to back up at the eaves. In severe cases the water level in a blocked gutter rises to the point where it touches the bottom course of tiles and begins to wick up beneath the tile lap. Over repeated events, this saturates the sarking felt at the eaves, causes the fascia board to rot from its back face, and damages the rafter feet.
When a roofer is on a ladder cleaning gutters, they have a direct sight line along the eaves and can see the first 2–3 courses of tiles, the fascia board condition, and any obvious issues at verge and hip junctions. Cast Iron Guttering on Lancaster's Victorian Properties
The original cast iron guttering on Bowerham, Bulk and Skerton terraces requires specific attention. Cast iron that is properly painted and maintained will outlast the house. Cast iron that is neglected accumulates rust from the inside — the paint applied to the outside gives no indication of the condition within.
At least every other clean, check the inside face of the cast iron gutter for rust buildup. A layer of fine rust silt at the base of the gutter channel indicates the iron is actively corroding from within. Left untreated, the base of the gutter channel will eventually rust through, and the first visible sign is often a water stain appearing on the brickwork below the joint between gutter and wall — at which point replacement is the only option.
Prevention: clean and dry cast iron thoroughly after each clean, treat the internal face with a rust-inhibiting paint every 5–7 years, and keep the external face painted. This maintenance cycle extends cast iron gutter life indefinitely. Abandoning the maintenance cycle turns a perpetual asset into a scheduled replacement item.
