Any roofing contractor doing significant work — re-roofing, flat roofing, major repairs — almost certainly turns over above the VAT threshold (~£85,000 annually) and must be VAT registered. You can verify any VAT number at hmrc.gov.uk. A contractor who cannot provide a VAT number but is quoting for significant work is either a very small operation or is operating outside the tax system. The latter carries risk for you — unregistered contractors have less of a paper trail and less to lose from disappearing after a deposit.
3. Can You Give Me the Details of Two or Three Recent Jobs in Lancaster I Can Contact?
References from real, contactable, recent customers are the strongest indicator of what working with a contractor is actually like. Not a list of names on a website — phone numbers you can call. A contractor who cannot produce two or three verifiable local references has either not done much local work or has done work they don't want you to ask about. Either is a problem.

Before work starts, confirm what happens with the waste. A contractor who will "sort it" informally is a red flag — if waste from your roof is fly-tipped, the householder can receive a fixed penalty notice even if they had no knowledge of the disposal method. Ask for the waste carrier licence number and verify it on the Environment Agency public register.
6. What Does Your Guarantee Cover and for How Long?
A workmanship guarantee should be in writing, specify what is covered (and what is excluded — hidden damage, damage from subsequent extreme weather events etc.), and specify the process for making a claim. "We guarantee our work" is not a guarantee. A written document with your name, address, scope of work and a specific warranty period is.
7. What Is the Payment Schedule?
Legitimate contractors typically take a deposit of 10–25% at start of work, with staged or final payment on completion. Any contractor requesting 50%+ before work begins is creating a significant financial risk for you. Any contractor requesting full payment in cash before work starts should be declined immediately.
The Most Important Red Flag of All
Unsolicited cold-calling or doorstep approaches — "we were in the area and noticed your roof looks like it needs attention" — are consistently associated with poor outcomes. The vast majority of legitimate roofing contractors in Lancaster have more work than they need from existing customers and referrals. They do not need to knock on doors to find work. If a contractor approaches you unsolicited and tries to pressure you into signing on the day, decline regardless of how reasonable the price appears.
