The honest timeline for a full roof replacement on a 3-bed semi in Lancaster is 5–8 working days from scaffold erection to final tile. Here is what actually happens during those days and what pushes the timeline in either direction.

Day-by-Day: What Happens During a Lancaster Re-Roof

Day 1: Scaffold erection. A complete roof replacement requires scaffold on all accessible elevations. For a standard terrace or semi, erection takes a full day and must be completed before any roof work begins. The scaffold is typically hired for 2–3 weeks to allow for the job plus any weather days.

Day 2: Strip. All existing tiles are stripped from the roof surface, checked for reuse (for Welsh slate re-slates where sound slates are salvaged), and the remainder go into a skip. Old battens, any degraded sarking felt, and flashings are removed at the same time. The stripped roof is left with either bare rafters or old felt depending on condition. A contingency covering is applied if rain is forecast.

Day 3: Prepare and re-felt. Rafter feet and any deteriorated timber are assessed and replaced where necessary. New breathable sarking felt is installed across the full roof surface, followed by new treated timber battens. Any structural issues identified on stripping are reported and agreed in writing before proceeding.

Days 4–5: Tiling or slating. Tiles or slates are fixed from eaves to ridge. On a standard 3-bed semi, a competent team of two or three can tile the full roof in two days. Welsh slate re-slates take longer due to the individual sizing and sorting required. Lead flashings at all chimney stacks and wall abutments are fitted at the same time as the tiles reach each level.

Day 6: Ridge, hips and finishing. Ridge tiles bedded or dry-fixed, hip tiles completed, verges pointed or dry verge fitted, lead soakers and step flashings checked, all debris cleared from roof surface and gutter runs. Final inspection.

Day 7: Scaffold down. Scaffold is struck once the final inspection is complete, all work signed off and the site is clean.

What Makes a Job Take Longer

Re-roofing to current standards requires a breathable underlay and correctly gauged battens meeting the minimum specification for the roof pitch and exposure zone.

Property size. A 4-bed detached with hip ends takes significantly longer than a 2-bed terrace with two straight slopes. A 3-bed semi with one hip is typically in the middle range.

Material type. Welsh slate re-slating takes 30–50% longer than concrete tile re-roofing on the same size property. Each slate is individual — sized, cut and fixed by hand. Concrete interlocking tiles clip mechanically and lay much faster.

Hidden damage. Rotten rafter feet, failed wall plates, deteriorated chimney stacks requiring structural repair — these are discovered on stripping and add time that cannot be predicted from a pre-strip survey. We report all hidden damage in writing before proceeding and agree the additional cost and time before any extra work begins.

Complex geometry. Roof valleys, multiple dormers, numerous chimney stacks, mansard sections — each adds time to both stripping and re-tiling. A roof with four valleys takes significantly longer than a simple two-slope structure of the same total area.

Can Roofing Work Be Done Over Weekends?

We don't routinely work Sundays on residential properties out of consideration for neighbours, but Saturday working is sometimes possible when a job is close to completion or when a weather window on a Friday means the alternative is leaving a covered but exposed roof over the weekend. This is always discussed with the homeowner in advance.

Managing the Process as a Homeowner

The main practical considerations for Lancaster homeowners during a roof replacement are noise, parking and dust.
