Heysham's chimney repair work presents two challenges that rarely occur together: the heritage sensitivity of the ancient village properties and the extreme coastal exposure of the headland. The limestone chimneys of the village core around St Peter's Church are among the oldest domestic structures in Lancashire — some pre-date the Norman conquest. Any repointing work on these structures must use the softest hydraulic lime mortar appropriate to the stone, and must be carried out with the sensitivity the fabric deserves. These are not routine chimney jobs.
At the other end of the Heysham spectrum, the chimney stacks on the 1960s semis of Lower Heysham face some of the most aggressive exposure conditions of any residential property in our operating area. Heysham's headland position above Morecambe Bay creates one of the most wind-exposed residential environments in Lancashire. The rocky headland protrudes directly into the Bay with no shelter from the dominant south-westerly quarter, and the elevated height above sea level amplifies the wind speed relative to sea-level positions. Wind loading calculations for Heysham properties use figures significantly above those applicable to Lancaster or even Morecambe seafront. We specify heavier-weight tile fixings, mechanical dry-fix ridge systems and higher-specification sarking membranes on all Heysham properties as a matter of course, not as a premium upgrade.
The contrast between the ancient village core and the 1960s residential development that constitutes most of Lower Heysham is more extreme than anywhere else in our operating area. The limestone cottages around St Peter's Church — some of which are listed and one of which dates to the Saxon period — represent the oldest domestic roofing stock we work on. The 1960s and 1970s semis of Lower Heysham represent the most exposed modern stock. Both sit within a few hundred yards of each other, require completely different material approaches, and are both subject to the same exceptional wind and salt air exposure from the Bay.
For the heritage village properties, the planning and conservation framework is as important as the technical specification. Any works to listed buildings in Heysham village require listed building consent, and material choices are constrained by what is appropriate to the character of the structure.
